IHP Capital Partners sees long-term housing opportunities amid near-term market uncertainty
Tuesday, November 3, 2026 · first reported by IREI
IHP Capital Partners has agreed to buy 1,458 acres in Brazoria County, Texas, to build Peachtree, a master-planned residential community near Alvin and Liverpool. The deal is split into phases, with closings roughly every 18 months. The first phase, covering 206 acres, has closed. It includes 535 finished single-family lots and a recreation area with a lazy river pool and an outdoor shade pavilion.
In an interview with IREI, co-president Richard Whiteley described a 3,400-lot pipeline and said the firm expects housing deliveries from 2028 onward. He said phasing helps manage capital exposure and development risk.
